Please be advised that the above-noted Official Plan Amendment, Zoning By-law Amendment, and Draft Plan of Subdivision Applications were submitted by Monteith Brown Planning Consultants (c/o Jay McGuffin) for the property municipally known as 1873 London Line, City of Sarnia.

These applications have been submitted to address fill and drainage issues identified through the detailed design stage of the previous draft plan approval found here:

OPA No. 6
Amend the City of Sarnia Official Plan to revise the land use schedules on the subject lands and previously approved draft plan of subdivision. Portions of the lands are to be amended for residential land uses, where they are currently identified as "Parks and Open Space," and portions of the lands are to be re-designated for "Parks and Open Space," which are currently designated for "Existing Neighbourhood,"

ZBA No. 3-2024-85 of 2002
Amend the City of Sarnia Zoning By-law 85 of 2002, as amended, to include a site-specific Urban Residential 2-* zone (UR2-*), which would permit both single-detached and semi-detached dwellings. Site-specific regulations regarding minimum lot area, lot frontage, and front yard depth have also been requested.

SD2-2024
Approve a proposed Draft Plan of Subdivision to amend a previously draft approved subdivision (No. SD2-2019) to change the internal street network, location of stormwater management ponds, re-alignment of the central open space parkland block, the addition of semi-detached blocks, and the re-lotting of the single detached dwelling lots. These proposed changes would increase the number of draft-approved residential units from 135 (as approved in SD2-2019) to 152 residential units. The amendment to the plan addresses issues of fill availability and importation, as well as surface drainage through the property.
