What's Proposed?
Amendments to the Official Plan and Zoning By-law to permit the development of four six-storey apartment buildings, containing a total of 324 rental dwelling units.
The proposed amendments are:
Official Plan Amendment No. 44
Is to change the designation of the subject lands from "Commercial Centre" to "Apartment Residential"; and
Zoning By-law Amendment No. 5-2022-85 of 2002
Is to change the zoning of the subject lands from the existing ‘Commercial Centre 1-1 (CC1-1)’ Zone, to a new site-specific Urban Residential 5-34 (UR5-34) Zone. The site specific zone would permit a reduced minimum lot size, front yard setback, landscaped open space, and increased maximum lot coverage. All permitted uses and other provisions would be the same as the existing Urban Residential 5 (UR5) Zone.
If approved all new developments would proceed in accordance with an approved Site Plan Control Agreement.
