What's Proposed?
The purpose of this proposal is to facilitate the development of a five-unit, street multiple attached dwelling on the lands municipally identified as 236 Christina Street South.
A Dwelling, Street Multiple Attached, is defined in the City of Sarnia Zoning By-law as, "a dwelling consisting of 3 or more dwelling units, being divided vertically, in whole or in part above grade, below grade, or both above and below grade, with no interior access between such units on a lot or lots having frontage on a public street".
The purpose of this development proposal is for Habitat for Humanity of Sarnia-Lambton to provide affordable housing to Sarnia-Lambton area residents. Each unit will contain one-bedroom units with a kitchen, great room, and single bathroom. Each unit is proposed to have a floor area measuring approximately 36m sq., with a front yard parking area with a total of six provided parking spaces accessed from a single drive connecting to Christina Street South. Enclosed storage space, rear yard amenity space and a landscaping strip abutting Christina Street South are also proposed. The development would be one storey in height, and measure a total of 190m sq.
The subject lands are located along the east side of Christina Street South, between Talfourd Street and Devine Street, south of the Downtown Core and across Christina Street South from Rainbow Park.
The proposed amendments are:
Official Plan Amendment
1. Amendment to Schedule '2' - Land Use Plan, to redesignate the subject lands from "Mixed-Use Corridor I', to a 'Mixed-Use Corridor II" designation that would facilitate the proposed development.
Zoning By-Law Amendment
1. Amendment to Schedule 'A' of Zoning By-law 85 of 2002 (Zoning Map Part 22) to re-zone the subject lands from Urban Residential 4 (UR4) to a site specific Urban Residential 4-27 (UR4-27) zone.
2. Amendment to Zoning By-law 85 of 2002 to add new subsection 10.3.27, containing permitted uses as set out in Section 10.1, and Site Specific Zoning Regulations regarding minimum required lot area, lot frontage, side yard widths, private amenity space, parking, planting strips, and all other permitted uses as set out in Section 10.2 of the Zoning By-law.
If approved, a building permit will be required prior to the development.
