What's Proposed?
An amendment to the City’s Zoning By-law No. 85 of 2002, to re-zone the subject lands to a site specific "General Commercial 3" zone and permit reduced parking, reduced landscape strip requirements, and to permit a Drive Through Service Facility on the subject lands where the current provisions of Section 3.9 of the Zoning By-law prohibit a Drive Through Service Facility adjacent to a Residential Zone.
The proposed amendments are:
Zoning By-law Amendment (ZBA)
Zoning By-law Amendment (ZBA) No. 10-2022-85 of 2002, is to amend Section 18.3 of Zoning By-law 85 of 2002, as amended, to create a site specific General Commercial 3-11(GC3-11) zone, which would permit a drive through service facility in association with an existing restaurant use on the subject lands, as well as including site specific regulations for a reduced required parking rate, and reductions to required landscaped planting strips.
If approved all new developments would proceed in accordance with an approved Site Plan Control Agreement.
The following were submitted in support of the application and are currently being reviewed by staff and agencies.
