What's Proposed?

The applicant is proposing to develop a six (6) storey, fifty-six (56) unit apartment building and six (6) stand-alone townhouse units for a total of sixty-two (62) dwelling units. In addition, on-site office space (of approximately 92.9 sq. m. (1,000 sq. ft.)) will be provided for support staff for the residents.

Thirty-eight (38) parking spaces and one (1) loading space are proposed to be provided.

The applicant identifies the proposal as an affordable housing project.

Official Plan Amendment

The applicant is proposing to amend the official plan as follows:

  • Relief from the minimum floor-to-ceiling requirement (of minimum of 4.25 m) for the ground floor;
  • To re-designate the parcels currently designated as 'Existing Neighbourhood' in the plan to 'Mixed-Use Corridor I'; and,
  • To include 'existing single-detached dwellings' and 'townhouses' as permitted uses/built forms under the 'Mixed-Use Corridor I' designation.

Zoning By-Law Amendment

The zoning by-law amendment will re-zone the subject lands to permit the proposed use and add site-specific provisions relating to lot coverage, setbacks, building height, parking and landscaped open space for the proposed apartment building

If approved, subsequent site plan approval will be required to implement the proposal.
