Official Plan Amendment
The applicant is proposing to amend the official plan as follows:
Relief from the minimum floor-to-ceiling requirement (of minimum of 4.25 m) for the ground floor;
To re-designate the parcels currently designated as 'Existing Neighbourhood' in the plan to 'Mixed-Use Corridor I'; and,
To include 'existing single-detached dwellings' and 'townhouses' as permitted uses/built forms under the 'Mixed-Use Corridor I' designation.
Zoning By-Law Amendment
The zoning by-law amendment will re-zone the subject lands to permit the proposed use and add site-specific provisions relating to lot coverage, setbacks, building height, parking and landscaped open space for the proposed apartment building
If approved, subsequent site plan approval will be required to implement the proposal.
