What's Proposed?
The application is to rezone the subject lands located within a Draft Approved Plan of Subdivision, from a Heavy Industrial 1 (HI1) Zone to an Environmental Protection Area 1 (EPA1) Zone. The land was identified as a significant woodlot during the review of Draft Plan of Subdivision Application No. SD3-2021, which was draft approved on March 21, 2022, for the creation of 45 Industrial Development Blocks and 3 Service Blocks.
One of the conditions of Draft Approval requires that the Significant Woodland and associated 10 metre woodland buffer on the subject property be zoned as Environmental Protection. This application is to satisfy this condition of draft approval.
