The subject land has a lot area of approximately 1.76 hectares (4.35 acres) and is located at the east end of Pamela Court. Hillcrest Drive bounds it on the east side, Hillcrest-Nesbit Drive to the north, and a single detached dwelling to the south.

To Amend the City of Sarnia Official Plan to add a site and area-specific policy to permit the creation of 6 lots in a “Natural Area ‘Type B’ and redesignate a portion of the Environmental Protection lands to Existing Neighbourhood.
Zoning By-law Amendment (ZBA) No. 7-2022-85 of 2002
To rezone a portion of the subject lands to an Environmental Protection Area 1 (EPA1) to protect the wooded and permit the creation of 6 residential lots.
If approved, all development would proceed according to a Draft Plan of Subdivision. The plan attached to these applications shows the site's configuration and preliminary site design.
